The day has arrived - A career long ambition realised.

I’ve started our new Agency practice based in Glasgow but covering other cities at client’s request. I’m joined in just a few weeks by my renowned colleague when we launch the business properly. We will continue to do the things we are good at, leasing, sales, acquisition, occupier services, development consultancy, repositioning and delivering success on problem assets but now with no distractions - 100% focus on our clients needs, giving market leading, strong, clear advice with a proven track record. 



We will still assist our Capital Markets friends in promoting the city and any opportunity that is being put in front of incoming potential investors – this is a key part of what we do. 

Predictions for the year ahead:

The availability of the best workspace in the city that meets ESG criteria will diminish to the point of being minimal. Investors who commit now, will be rewarded. Larger occupiers that have to meet certain criteria will have to move forward strategically to secure available space. 
 

Ownerships of key refurbishment opportunities will change for the better to those with the appetite, vision and funding to produce market leading workspace. 
 


Flex Space is going to get bigger not only in terms of the number deals but in terms of the average deal size. It’s convenient, it’s quick with no cap ex or project time for the occupier and landlords give away less incentives. What’s not to like!? 
 


We might also see more administrative sales, while this is painful it will allow appropriate pricing and deliver sites and buildings to those that can activate them. 
 


Key business parks to continue to perform well with a combination of interest from life sciences, energy and business consolidations (centralisations) – this a is a polarised market and the strong Parks (large scale, full service, with Flex) are just going to do better. Rents are starting to get back up previous highs. 

We have completed our first deal too, the acquisition of our own office.
